The Property
Conifer Crossing is a 420-unit, Class “B” multifamily
rental community built in 1981. The complex
consists of fi fty two-story building distributed
throughout a wooded 54 acre site. The property
is located in Norcross, a thriving northeast suburb
of Atlanta, Georgia with good access to employment
centers, retail and I-285, Atlanta’s perimeter
beltway. The units are among the largest in
the market and the project amenities includes a
swimming pool, clubhouse, lighted tennis courts,
fi tness center, playgrounds, picnic areas and a
sand volleyball court. |

Paladin REIT’s investment in this joint venture is
structured as “preferred equity”. Paladin REIT
will receive a priority return of 8.5% annually on
its invested equity from available cash fl ow. In
exchange, our joint venture partner may receive
additional cash distributions above its ownership
interest in the property. This structure provides
a higher current return protection to Paladin
REIT and economic incentive to our joint venture
partner while preserving the opportunity for asset
appreciation. |
