Pheasant Run is a 160-unit, Class “B” multifamily rental community built in 1985. The property is located sixteen miles southeast of downtown Kansas City with easy access to the metro area. The purchase price is approximately 50% of replacement cost.

Paladin REIT’s 97.5% investment in this joint venture is structured as “preferred equity”. Paladin REIT will receive a priority return of 9.0% annually on its invested equity from available cash flow and a priority return of its equity upon sale. In exchange for these priority distributions, our joint venture partner may receive additional cash distributions above its 2.5% ownership of the property. This structure provides a higher current return and capital preservation protection to Paladin REIT while preserving the opportunity for asset appreciation. The joint venture partner is JTL Properties and is not affiliated with Paladin REIT.
