Beechwood Gardens is a 160-unit, Class “B” multifamily community built in 1967. The property is located in the northeast section of the City of Philadelphia, PA. Beechwood Gardens is quintessential workforce housing combining good-quality housing with an in-city location and easy access to public transportation, primary retail and local employment centers. The purchase price is estimated to be approximately 50% of replacement cost.

Paladin Advantage
Paladin Realty Income Properties, Inc. (“Paladin REIT”) entered into a joint venture with an experienced real estate owner and operator based in the northeast to acquire Beechwood Gardens. Paladin REIT’s investment amounts to 82% of the total equity; however the investment is structured as “preferred equity” which will receive a preferred return of 10.0% annually from available cash flow. In exchange, our joint venture partner may earn incentive compensation should future sale proceeds exceed a certain threshold level.
