Paladin REIT formed a joint venture with the former owner of The Retreat to recapitalize the property. The joint venture partner is JTL Properties and is not affilated with Paladin REIT. Paladin REIT’s investment will be treated as “preferred equity”, with a priority return of 12.0% annually from available cash fl ow and a priority return of its equity upon sale. Our joint venture partner may earn a bonus if cash fl ow or appreciation produce returns in excess of 12% to Paladin REIT. This structure provides a higher current return and capital preservation protection to Paladin REIT while preserving the opportunity to participate in asset appreciation. |
