The Property
Stone Ridge Apartments is a 191-unit community built circa 1975. Stone Ridge offers affordable, workforce housing, which offers a quiet residential setting with easy access to employment centers in Columbia’s central business district and western suburbs.
 
Paladin Advantage
This investment represented an opportunistic purchase of a distressed property through a lender's foreclosure sale. Paladin REIT and its joint venture partner acquired Stone Ridge at a substantial discount to the property's 2008 valuation. The joint venture intends to address deferred maintenance items and upgrade apartment interiors and landscaping. The recapitalization of Stone Ridge is expected to enable it to compete effectively in its submarket with the potential to generate increased cash flows.

Paladin REIT's investment is structured as preferred equity. Paladin REIT will receive a priority return of 12.0% annually from property cash flow and a priority return of its equity plus a 15% internal rate of return (IRR) upon sale. This structure provides Paladin REIT with attractive current and total returns, as well as, protection of capital.
